Uttar Pradesh is the one state where landowners regularly meet two different plot IDs: the state’s own 16-digit Unique Code on UP Bhulekh, and the national 14-character ULPIN (Bhu-Aadhaar). They are often confused, even on large websites. This guide shows you how to tell them apart, how to read the 16-digit code, and how to pull your khatauni and plot status.
Table of Contents
Unique Code and ULPIN are not the same number

| UP Unique Code (UPIC) | ULPIN / Bhu-Aadhaar | |
|---|---|---|
| Length | 16 digits | 14 characters |
| Characters | Numbers only | Letters and numbers |
| Introduced | 2018-19 by the UP government | 2021 nationally under DILRMP |
| Based on | Village code + gata number + sub-division + land type | Geo-coordinates of the plot’s boundary on a geo-referenced map |
| Readable? | Yes — each segment means something | No — computed, not a readable address |
| Scope | Uttar Pradesh rural gatas | India-wide |
UP built its code before the national ULPIN existed and used it to link Bhu-Lekh, Bhu-Naksha, the revenue court system and the anti-land-mafia portal. The state has since been generating national ULPINs too — about 1.28 crore by October 2024. So depending on your village, your record may carry the 16-digit code, the ULPIN, or both.
How to read a 16-digit UP Unique Code
| Digits | Meaning |
|---|---|
| 1–6 | Census village code |
| 7–10 | Gata (khasra) number |
| 11–14 | Sub-division of the gata (for divided plots such as ka, kha, min) |
| 15–16 | Land type (one of 25 categories) |
Paste the code into the checker below and it splits it into these parts for you. Because the gata and sub-division are built into the code, a partition changes the code of the new shares — the original gata’s code doesn’t simply carry over to each piece.
Land ID Checker
Paste any number from your land papers to see if it is a valid-format ULPIN — or a khasra, Aadhaar, UP code or DIGIPIN. Runs in your browser; nothing is stored.
A format check can't confirm that a ULPIN exists or who owns the land. Always verify on your state's official land-records portal.
How to view your khatauni on UP Bhulekh
- Go to upbhulekh.gov.in (run by the Board of Revenue, Uttar Pradesh).
- Open the भूलेख सेवाएं menu and choose खतौनी (अधिकार अभिलेख) की नक़ल देखें.
- Select जनपद (district), तहसील and ग्राम (village). Villages are listed in Hindi; filter by the first letter.
- Pick a search method: खसरा/गाटा संख्या, the Unique Code, or the mutation date.
- Enter the number and captcha, then search and open your khata.
The screen shows an uddharan khatauni — an unattested extract. It’s good for checking details but not for banks or courts.
What each part of the khatauni tells you
- Header: district, tehsil, village, village code, fasli year (July–June) and khata number.
- Holders: each owner’s name, father’s/husband’s name and share in the khata.
- Plots: gata/khasra numbers and area in hectares.
- Column 18.1 / 18.2: mortgage entries and their release. A loan here means the land is pledged.
- Column 19: remarks, earlier orders and any pending revenue case number. A case number is a red flag if you’re buying.
Check plot status before you buy
After a search, click the gata number to open its status panel. From the same भूलेख सेवाएं menu you can also check:
- भूखण्ड/गाटे के विक्रय की स्थिति जानें — whether the gata has been sold.
- भूखण्ड/गाटे के वाद ग्रस्त होने की स्थिति जानें — whether it is under litigation.
- The plot’s map on UP Bhu-Naksha.
- Revenue court cases on vaad.up.nic.in.
Our land verification checklist lists everything else to check before paying a seller.
Get a certified (digitally signed) khatauni
- In भूलेख सेवाएं, choose ऑनलाइन पेमेन्ट द्वारा खतौनी की प्रमाणित प्रति प्राप्त करें.
- Select the location and khata, then pay the fee shown at the payment step.
- Download the digitally signed copy. Anyone can verify it with the Verify ROR by RoR Id option using the extract number.
If payment seems to fail, use the payment-confirmation option on the same screen before paying again. You can also get a copy at a tehsil computer centre, a CSC or a Lokvani centre.
Common problems and fixes
| Problem | Fix |
|---|---|
| “Data not available” for a gata number | Try the Unique Code search instead, or search by owner name. |
| Recent purchase not showing | Search by mutation date. If nothing appears, the mutation (dakhil-kharij) hasn’t been ordered yet. |
| Wrong name, share or area | The portal can’t edit records. Apply at the tehsil for a correction order; grievances go on jansunwai.up.nic.in. |
| No ULPIN on the record | Your village may not be geo-referenced yet. See why you can’t apply for one. |
Frequently asked questions
Is the UP Bhulekh Unique Code the same as ULPIN?
No. UP’s Unique Code is a 16-digit numeric state code built from the village, gata, sub-division and land type. The ULPIN is a 14-character alphanumeric national ID computed from the plot’s geo-coordinates.
How do I find the Unique Code of my gata?
Search your khatauni on UP Bhulekh by gata number and open the gata’s details from the result. If the code isn’t displayed, ask the tehsil computer centre or lekhpal — every rural gata in UP was assigned one.
Does UP issue ULPIN (Bhu-Aadhaar)?
Yes. Uttar Pradesh has been generating national ULPINs alongside its own code; about 1.28 crore had been generated by October 2024, with more added since.
Is the online khatauni legally valid?
The free on-screen extract is unattested. The digitally signed certified copy bought through the portal is the one to use for official work.
What is the fasli year on a khatauni?
It’s the agricultural year used in UP land records, running from July to June. It tells you which year’s record you’re viewing.
