Land records in India mix metric units (hectare, are, square metre) with local ones (bigha, katha, dhur, decimal, guntha, kanal, marla). The same word can mean very different areas in different states — a bigha in Bihar is more than three times a bigha in Himachal Pradesh. Pick your state below and the converter uses that state’s commonly used value.

Bigha, katha and dhur differ by district and even by village. Values here are the most commonly used figures for each state; for registration or court work, confirm the local value with your tehsil or circle office.
Compare two states: pick your state and a local unit (for example Jharkhand and katha), then choose another state under Compare with. The tool shows both sizes, the difference in square feet and percent, and how many of the other state’s units your land equals. The bars below it show the same unit across every state at once.

Bigha and katha by state
| State | 1 bigha (sq ft) | Smaller unit | 1 bigha in acres |

| Jharkhand | 27,220 | 1 katha ≈ 1,361 sq ft · 1 dhur ≈ 68 sq ft | 0.625 |
| Uttar Pradesh | 27,000 (pucca) | 1 biswa = 1,350 sq ft (20 per bigha) | 0.62 |

| Assam | 14,400 | 1 katha = 2,880 sq ft (5 per bigha) · 1 lessa = 144 sq ft | 0.33 |
| Madhya Pradesh | 12,000 | — | 0.275 |
| Punjab / Haryana | 9,070 | Kanal and marla are more common | 0.21 |

| Uttarakhand | 6,804 | 1 nali = 2,160 sq ft | 0.156 |
Important: these are the most commonly used values. Bigha and katha can differ by district, by pargana and even between neighbouring villages, and some regions use a smaller “kachcha” bigha. For a sale deed, court case or loan, confirm the local value with the tehsil, circle office or amin, and rely on the metric area written in the official record.
Worked examples
- 2 bigha in Bihar to acres: 2 × 27,220 = 54,440 sq ft ÷ 43,560 = 1.25 acres (125 decimal).
- 35 decimal to square feet: 35 × 435.6 = 15,246 sq ft.
- 0.405 hectare (as on a khatauni) to bigha in UP: 0.405 × 1,07,639 = 43,594 sq ft ÷ 27,000 = about 1.61 bigha.
- 10 guntha to acres: 10 ÷ 40 = 0.25 acre.
Why area mismatches block your Bhu-Aadhaar
A ULPIN is generated only when the area and shape in your record match the plot on the digital map. If a deed says “1 bigha” but the record says 0.15 hectare and the map shows something else, the parcel can stay unlinked. Converting carefully and comparing all three is the first step in fixing it — see why a plot doesn’t get a ULPIN.
